Where is St Lucia and where is Sunset Harbour located on the island?

St Lucia lies at latitude 13 54’ north of the Equator and 60 50’ west. One of the Windward Islands, it is located in the middle of the Eastern Caribbean chain of islands and is approximately 21 miles south of Martinique and 90 miles northwest of Barbados. Castries (population 65,000) is the island’s capital and is situated North-west of the island.

The island is 238 sq. miles (616 sq. km), 27 miles long, 14 miles wide with a combination of high mountains, forests, low lying lands and beaches. A central mountain range runs the length of the island, with peaks ranging between 1000 and 3145 feet. Forests dominate the mountains, while jasmine, scarlet chenille and wild orchids provide splashes of colour to the lush green slopes.

The two towering volcanic cones on the southwest coast, Gros Piton (797m) and Petit Piton (750m) are one of the Caribbean’s most famous landmarks. The volcanic origin of the island provides visitors with an opportunity to visit a “drive-in volcano” and take a dip in the reputedly therapeutic Sulphur springs.

Sunset Harbour is located in the upmarket area of the protected lagoon of Rodney Bay in the North West of the Island around eight miles from Castries and in the middle of an extensive area providing all the necessary requirements for the discerning traveller such as gourmet restaurants, duty free shopping, well stocked supermarkets and overlooking the largest marina on St Lucia.

How many car spaces will there be?

There will be one space for each apartment.

How many berths will there be?

There will be seventy berths available for lease on a monthly or yearly basis. Priority to be given to owners. Rates to be advised.

What is the concept behind Sunset Harbour?

Which airlines fly into St Lucia?

If you're coming from the United States, American offers a non-stop daily service from Miami, and US Airways offers a non-stop weekend service from Philadelphia. BWIA flies weekly from Miami and New York. Delta now offers non-stop service running Sundays and Mondays. American Eagle flies daily to and from Puerto Rico into George Charles Airport.

The following airlines fly direct between London and St Lucia.

Virgin Atlantic - 3 days a week, Friday, Sunday and Tuesday
British Airways - 2 days a week Wednesday and Sunday
BWIA - Weekly on a Tuesday
BMI - Weekly on a Monday via Barbados

Air Canada offers a non-stop weekly service from Toronto, Canada.

Air Jamaica offers weekly services to and from New York. Connecting services to at least seven other American destinations are also part of the itinerary. This Carrier also flies to the United Kingdom via its Montego Bay Hub.

During the peak season, between mid-November and mid-March, a number of tour companies operate charters from London, Toronto and various Caribbean destinations.

Regional carriers including Caribbean Star and LIAT offer extensive service for local Caribbean destinations.

What Airports are there on the island?

There are 2 airports on the island: Hewanorra International Airport at Vieux Fort is located 40 miles south of Castries. George Charles Inter Island Airport is just outside Castries.

What are the flying times from major cities?

The cost of flights from the UK starts at approximately € 600 per person and from the US approximately starting at US$ 400.

What facilities will be available as part of Sunset Harbour?

Sunset Harbour will have extensive facilities including a waterfront bar and restaurant, a Port Cochere bar, a Spa and swimming pools, an extensive watersports facility offering sailing, scuba diving, fishing, wind surfing, powerboating, ferry to the beach, kayaking, etc. The facilities will ensure that anyone from the business traveller has all that is needed to keep in contact with the outside world to the family who don’t want to know there is an outside world.

When will Sunset Harbour be open?

Construction is due to start in May 2007 with the first buildings ready for occupation in November 2008 just in time for the start of the high season.

What is the climate of St. Lucia?

St. Lucia is very warm all year, it is one of the Windward Islands, and so there is always a cooling, temperate breeze. The dry season is from January to April and September to December, and the rainy season is from May to August.

What is the St. Lucian Currency System?

The St. Lucian currency system is based on the decimal system, with the St. Lucian Dollar made up of 100 cents. The East Caribbean Dollar is pegged to the US Dollar at a rate of US$ 1 = $2.70 East Caribbean Dollars.

What is the cost of living in St. Lucia?

The cost of living in St. Lucia is much cheaper than in the UK or USA.

What Language is spoken in St. Lucia?

The official language is English, although a local Creole Patois is widely spoken.

Is it safe and easy to travel around St. Lucia?

Yes, St. Lucia is 238sq miles. The main roads are good and you can travel by hire car, taxi, bus, boat or helicopter.

  • Local 12 seater mini buses run frequently all over the island.
  • Taxis are available at the airport as well as in most Hotels and Towns. The Taxi Association sets fixed rates for most routes.
  • Car Hire Companies have a wide assortment of vehicles. A local driving permit must be purchased for US $20 and is valid for 3 months

If I choose to live in St. Lucia, can I work there?

Yes, but your employer would need to obtain a work permit for you which takes time and is expensive.

Can I apply for permanent residence?

You do not need a permanent residence to visit St. Lucia for up to seven weeks per year, but anyone can apply for a permanent residence permit.

Do I have to make a will in St. Lucia?

Purchasers do not need to make a will in St. Lucia. Their will from their country of domicle would be recognised in St. Lucia.

What is the Government System in St. Lucia?

The Head of State in St. Lucia is Queen Elizabeth II, represented by her appointed Governor General. The Head of Government is the Prime Minister who appoints his/her cabinet.

Is there instability on the island of St. Lucia?

There is no political or social upheaval and there are no strikes.

Are there drug or crime problems in St. Lucia?

St. Lucia is much safer and more drug free than most cities in Europe and the USA. The police are very vigilant and the government, as part of its drive to promote tourism, is clamping down on such crime as does occur. Crime targeted at tourists is very rare.

What health facilities are available in St. Lucia?

There is a brand new private hospital in Castries and the existing large public hospital has been recently renovated. There are many private Dentists, Opticians and other Specialists.

As a non-resident are there any restrictions on home ownership?

Foreigners wishing to purchase land in Saint Lucia must first acquire an Alien's Landholding Licence.

What is the procedure for obtaining an Alien’s Landholding Licence, and what does it cost?

The Lawyer who does the conveyancing will also apply for the Aliens' Landholding Licence on your behalf. To obtain a Licence you will need from your police station a certificate that you are free from criminal prosecution, fingerprints and bank reference. The cost is approx US$1,860. Only non-nationals require an Aliens' Landholding Licence.

If the property is jointly owned, who holds the Aliens’ Landholding Licence?

If the property is to be purchased jointly by two or more persons, then one Alien Licence will suffice and the names of all the purchasers must be inserted on the application. The licence will then be issued jointly to all the applicants and one Alien Landholding Licence Fee (US$1,860) will be charged.

What are the structural specifications?

USA standards - The building structure will be mass concrete with steel reinforcing. The roof structure will be timber clad, steel and timber framing. All building structures will be designed, tested and installed to latest internationally agreed hurricane, seismic and general building standards and codes.

Will there be rental opportunities?

All units can be placed into a rental pool.

Are the properties insured against hurricanes?

Yes, building codes will conform to the US building codes, there has however not been a hurricane in St. Lucia since 1981, and the vast majority of hurricanes pass to the North.

Can I purchase more than 1 property?

Yes - 70 percent mortgages available on completion using Caribbean banks.

What are the payment terms and schedule?

US$10,000 refundable booking deposit, balance of 30% (Less deposit) on signing contract, balance on completion.

Are there any other costs involved in the purchase of property in St Lucia?

Legal fees: 3 - 5% of purchase price
Stamp duty: 2% of purchase price

Is there any annual property tax?

Yes, annual property tax is charged at 5% of rental income.

Can the property be leased?

Yes through the rental pool or management companies.

What is the rate of tax levied on rental income?

Government of St Lucia have granted a concession waiver of no tax on rental income for fifteen years.

What language will the legal documents be in?

English.

Is a life assurance policy required to cover the time when the property is being constructed?

No.

At what stage are the build costs agreed and fixed?

These are agreed once a build contract is signed and will stay fixed until the property is built.

Is there Stamp Duty?

Yes - Stamp duty is 2%

When selling a property are there any taxes?

It is more tax efficient to purchase your property in a company name as the vendors tax due is as follows: 0.5% if selling as a company and 10% if selling as an individual.

What are the costs for setting up a company?
